What are Lintels?

Essential to the structural integrity of buildings, lintels are load-bearing structural support above openings of the property, such as windows and doorways. These can be made from various materials such as steel, timber, concrete, or brick. Lintels also vary in shape, especially when made from steel. Commonly used lintels are flat, arched, “T” or “L” shaped bars. Previously, lintels made from steel were not galvanised and, therefore, not protected against moisture and rust.

  • Ian Wallace

Professional quality work, arrived on time and cleaned up afterwards. Replaced a rusted lintel, repaired limestone cracks and fixed multiple cracks in 2 retaining walls in one day. Highly recommend Ashley and the team.

  • Tim Massey

Professional. Reliable. Reasonable. Nikolai and Ashley were skilled, generous with knowledge and advice and worked to a high standard. They showed up on time and were easy to deal with. They diagnosed a long standing wall crack problem, replaced a rusted out lintel and repaired sections of a house wall for me and also advised about and repaired sections of a brick boundary wall around my 1930s residence. Their quotes were also competitive. Highly recommend.

  • Sebastian Steven

Engaged these guys to do some lintels, had many quotes but once I met these guys I knew I was in good hands. They were punctual, professional and had such a high standard of work. Will definitely recommend to friends.

  • Carolynne McCauley

The lintels above two windows along the back of my brick house were rusting badly causing cracks in the masonry. Timeless Restorations replaced the two lintels and they also repaired some wide cracks that were developing in the masonry to the front brick wall of my house. They clearly explained the causes of the problems and what was required to rectify them, their quote was very reasonable and I’m very happy with the finished work.

  • What causes lintels to fail?

Lintels can fail due to various reasons, including age, weather exposure, rust or corrosion in steel lintels, excessive weight or load, and improper installation. Over time, these factors can weaken the lintel, compromising its ability to support the structure.

  • When do lintels need to be repaired or replaced?

Tell-tale signs of lintels requiring replacement or repairs include the following:

    • Cracks in your plaster or brickwork (from the corners of the openings)
    • Rust spots on paint or plaster
    • Peeling paint on the lintel or areas around it
    • Flaking metal
    • Warping, expansion of the lintels
    • Lifting or separation of the lintel from the surrounding brickwork
    • Water ingress

When left untreated, rust, and further deterioration can occur, this affects the load-bearing ability of the lintels, potentially leaving you with substantial damage and an unsound structure.

Whether the lintel needs to be repaired or replaced will depend on the extent of the damage. If you have observed any tell-tale signs, Timeless Restorations can assess the area and provide you with our recommendation. If the damage to the lintels only requires a repair, the area will be treated remedially with strategically placed steel rods. If the lintels require replacement, we will replace them with galvanised lintels that are protected against rusting. When the lintel has been treated or replaced, the brickwork will be restored, including brick-and-mortar-matching for seamless and timeless perfection.

  • Will replacing a lintel damage my existing structure?

Professional lintel replacement aims to minimise damage to the existing structure. Careful planning and execution ensure that the surrounding masonry or architectural features are preserved as much as possible.

  • What is the lifespan of a new lintel?

The lifespan of a new lintel depends on the material and environmental conditions. Steel lintels can last several decades with proper maintenance, while concrete lintels also have a long lifespan if protected from moisture and extreme weather. Regular inspections can help ensure the longevity of the lintel.
